How It Works

01

CALL
Give us a call at (559) 512-6337 or fill out the form and we’ll call you in a few minutes.

02

TALK
One of our acquisition managers will ask a few questions to learn more about the property and your situation.

03

OFFER
‍
During the call, we will assess the property using advanced buying tools and make you a cash offer over the phone. There are no high-pressure sales tactics, no hidden fees and no deductions upon closing. Everything is transparent.

04

CONTRACT
‍‍
If we agree on a price, great! You’ll receive our purchase agreement by email or overnight mail and have 5 days to look it over and decide.

05

CLOSE
‍
Once the contract is signed and returned to us, escrow is opened through a 3rd party Title company. Then, in as little as 7 days, you'll receive your cash! Simple as that!

Your Questions, Answered.

There are a number of options out there when you’re looking to sell your property. We encourage you to review them and pick the best one for you. When thinking about working with us, here are some great questions to ask:

Does your house need to have repairs done?

We purchase properties “as-is” so you don’t have to do anything to the house, no matter the condition. Significant structural issues such as foundation or roof instability, severe water damage, or plumbing/electrical problems could cut a lot into the profit you’ll get if you’re choosing to sell on your own. If you have the time and the money, investing heavily in major repairs like these could help bring your home back up to snuff and give you a shot at securing a better selling price. You’ll need to weigh the pros and cons of spending that cash to determine if you can truly make it back through a more robust asking price.

What is a "Cash Home Buyer"?

A cash home buyer is any person, company, or entity (usually a real estate investor), capable of buying your house in cash without the need for financial support from banks, lenders, or other financial institutions. As the purchaser is providing their own money, they are the final decision-makers thus eliminating the need for approvals or inspections from lending institutions, drastically speeding up the transaction.

Do I need to clean before I move out?

Nope. Don’t worry about anything. Take whatever it is you want to take and leave the rest. And we mean it. Food in the fridge, clothes on the floor, mattresses, desks, furniture, anything you don't want to take with you. Believe us, when we say, we have seen it all. So why not make things easier and just take what you don’t want to part with and let us deal with the rest?

Are you interested in selling your house within the next 3-4 months?

If you’re on a tighter timeline to sell due to an immediate move for work, a divorce, or even a pending foreclosure, you’re not out of luck. We purchase homes in all conditions. We guarantee we’ll give you a fair price for your property, in cash, and on your timeline—no repairs necessary, and no money out of your pocket. If you’re pressed for time, low on cash for improvements, or just overwhelmed at the prospect of trying to sell your home quickly on your own, we’re here to help. Generally, from the time we receive the signed contract from you, it takes 10-20 business days for you to receive your cash.

Are you able to cover closing costs?

In most sales, the sellers generally pay all customary closing costs associated with the sale. With us, all you will be responsible for paying for is the prorated portion of the county property taxes, and the remaining mortgage balance (if any).

Have you done any updates to the house in the last few years?

We purchase homes that are either in poor condition or, for one reason or another, might not be attractive to all buyers. This includes some of the following reasons:
‍
· Flooded houses in areas prone to the effects of weather
· Houses with high-interest rates or undesirable mortgage financing
· Houses with damage or defects that compromise the integrity of the foundation
· Houses with serious structural issues such as roof, plumbing, or electrical problems
· Poorly maintained houses in less than desirable neighborhoods
· Houses with payments or balances that are too high for the owner to handle.
· Houses that no longer serve the needs of the homeowner – relocation, divorce, downsizing and so on.

Are There Any Obligations After I Fill In The Form?

There are no obligations, at all. We understand that you have options. We know there are people out there eager to scam you, and eager to take advantage of you and your situation. To distinguish ourselves from those, we make sure you know there are no costs to you. You truly and absolutely have nothing to lose. We make you an offer and if you accept the offer, great! You will get your cash quickly. If not, that's 100% okay too. If you do not accept the offer we will do our best to guide you in the right direction.

Sell your property in days, not months.
